You can reserve a plot electronically from the map service by selecting a free plot from the map and clicking the link “Apply for a plot”. You will also have the opportunity to log into the service.
Once we receive the reservation, we will contact the reserver personally. We want to verify that the reserver has access to all relevant information regarding the plot.

Reservation of a residential plot for later purchase/rental and construction: You commit to following the construction guidelines approved by the technical committee. You are aware of the reservation fee of 500.00 euros and the plot fee of 1040.00 euros. The reservation fee is part of the purchase price or rent and is non-refundable if the transaction is canceled. Once the reservation fee is paid, a reservation decision will be made by the municipality for a period of 6 months. Construction must be started within three years of the purchase or rental. The plot fee of 1040.00 euros will be charged in connection with the payment of the purchase price or the first rent installment. The plot fee is not deducted from the purchase price or rent. You are also aware of the area’s soil investigation, zoning regulations, construction guidelines, and the area’s characteristics. Please request additional information if necessary from zoning and land use. Building control may require a site-specific soil investigation to be conducted.

Please familiarize yourself thoroughly with the terms of reservation and transfer of plots (kv 13.11.2023 § 107) before making a reservation decision.

The reservation fee is 500 €. We will send an invoice for the reservation fee, which has a payment period of about two weeks.

In the municipality of Janakkala, plot transactions can be made electronically, fully flexibly according to the buyer’s own schedule, and regardless of location. The transaction can also be conducted on-site.

The transaction or rental agreement must be completed within 6 months. The purchase price will be paid via a separate invoice at the time of the transaction. The reservation fee is part of the purchase price. If the reservation is canceled, the reservation fee will not be refunded. If there is timber on the plot, it is included in the purchase price.

The annual rent is 5% of the sales price of the plot at the time of rental. The rent is indexed to the cost of living index. Paid annual rents are not credited when purchasing the plot later. The plot reservation fee will be credited in the first and, if necessary, the second year’s annual rent.

Construction must be started within 3 years of signing the purchase agreement or rental agreement.

Residential plots are issued at 1 piece per household. For commercial small-scale building, 1 piece is reserved per builder/contractor at a time. In this case, a new reservation can be made at the earliest when the previous project is at a stage where the building’s outer doors and windows are installed. At the time of transfer, a plot fee of 1040 € will also be charged to cover transfer costs.

If you buy a house located on a municipal leased plot: apply for the registration of the leasehold transfer at the National Land Survey and deliver a copy of the purchase agreement to the land engineer. You can buy the leased plot as your own. The purchase price is based on the plot price at the time of the transaction.
