The change to the Suruton detailed plan was approved by the municipal council

The municipal council of Janakkala has approved the amendment to the detailed plan for the Suruton area of Tervakoski on March 2, 2026. The area’s land use has not progressed toward the business and tourism uses provided for in the current detailed plan, so instead the plan amendment enables the area’s development for residential use. As a result of the amendment, a new detached housing block area will be created on the shore of Lake Alasjärvi, containing two privately owned and two municipally owned plots with private shoreline. One residential building comprising up to two apartments may be built on each plot, i.e., up to 8 apartments in total.

The aim of the plan amendment has been to create conditions for controlled housing construction in the area and thus support the vitality of Tervakoski. The new plots diversify the supply of small-house plots in Tervakoski and provide an excellent opportunity to raise the area’s profile through plot advertising. In Kanta-Häme there are rarely plots with private shoreline offered for permanent residential construction, and especially not in such a good location, in the immediate vicinity of Tervakoski’s services. The sale of plots also aims to achieve significant visibility for the municipality.

Tervakoski is already known for its closeness to nature, good transport connections and active village community. The plan amendment further supports the area’s development as an attractive residential environment and additional residents will strengthen the operating conditions for local services. The area’s local recreational areas will increase due to the amendment and their boundaries will become more consistent. The plan also enables continuation of a shoreline-adjacent access route, thereby improving accessibility to nearby nature. The plan safeguards the values of the natural and built environment and supports the area’s pleasantness, which is central to residents’ wellbeing.

With the plan coming into force, the municipally owned plots can be put up for sale in early summer. The municipality’s land use department proposes to the technical committee that the Alasjärvi plots be put up for sale by auction procedure, setting the reserve price at 36 €/m2. Each of the municipal plots is approximately 1700 m2 in area. The municipal council will confirm the sale price of the plots.
