Basic information about the announcement in the auction procedure in spring 2025:

This is a great opportunity to develop the functions of the previously camping area into something suitable for your own business.
The area for sale is approximately 4.7 hectares, marked RM (tourism service area) and partially M (agricultural and forestry area) in the western shoreline town plan of Janakkala. The municipality purchased the beach land in 2022, so the area has its own shoreline. There have been about 70 parking spaces in the area. The site is a short distance from the Helsinki-Tampere motorway at the Janakkala Turenki junction, about 5 minutes by car / 2.5 km.

The Saarelantie road is maintained by the road maintenance committee, and the new owner of the area will become part of the road maintenance committee.
Property number 165-436-4-266 Saarela, from which the area for sale of about 4.7 hectares will be delineated.

Condition of the property
The area has much room for improvement, including the buildings (main building, club room/summer kitchen, sauna, shower and toilet facilities, outdoor storage) which are sold in a state suitable for demolition, and electrical and drainage systems require repairs. No condition assessments have been carried out on the buildings, but a drainage inspection report and condition assessments of the electrical systems have been commissioned during 2024.

Construction
The total building rights in the area are 500 m2 (currently about half of the building rights are estimated to be used). There are no drawings or permit images for the buildings, and the area measurements are indicative. The areas have not been re-measured. Demolition will free up building squares, and in addition to parking spaces, there could be opportunities for small cabins, for example.

Sales conditions
The seller reserves the right to accept or reject the highest offer. Offers must be made by the specified date on huutokaupat.com. The highest offer is the one that the seller has accepted as the highest. The municipality of Janakkala and the buyer commit to recording all offers in the system. The municipality has the right to not accept any of the submitted offers, and the bidder may not present their own conditions. Adding personal conditions will lead to the rejection of the bid. The bidder accepts the sales conditions upon placing their bid.

Viewing the property
There are items in the buildings and on the property that will be the responsibility of the buyer to dispose of at their own cost. The buyer is obliged to familiarize themselves with the subject of the sale, its documents and papers, and to inspect the property carefully before making an offer. No condition assessments have been conducted on the buildings located on the property. A wastewater assessment and drainage inspection have been done, and condition assessments of electrical and telecommunication systems have been carried out. The municipality is not responsible for any defects, damages, or injuries occurring in the buildings and on the property. The buildings are sold in a state suitable for demolition, and the entire site is sold as is. However, demolition requires a permit, which the buyer must apply for if necessary. The buyer has no right to price reductions, compensation, or any other refunds or returns. The buyer cannot later claim any issues that could have been discovered during a preliminary inspection.

The electrical connection will be transferred to the buyer without separate compensation at the time of sale.

Essential terms of the sale
The buyer has an obligation to restore the area to the condition suitable for its intended use within three years following the year of purchase. The area is designated as a tourism service area in the plan. This condition and the demolition condition will be recorded in the sales contract if the sale condition is not met. Development for a specific use may only be valid for 5 years (MK 2:2§) and will be included in the sales contract.

The buyer must agree to make a contract with the municipality regarding the use of the swimming beach for the benefit of the residents. An easement will be created regarding the use of the swimming beach, and an additional separate contract for the benefit of the residents will be made in connection with the sale, as an annex to the sales contract. The contract must be signed no later than at the time of the sale, and if an agreement on the use of the beach cannot be reached with the buyer, the sale will not take place. The contract will be made for an indefinite period. The aim is for residents to continue to use the beach as their swimming place, and any maintenance/management issues arising from that will be agreed upon between the owner of the area and the municipality.

The parties commit that they will not at any time demand the termination of the easement rights to the property. The parties commit to including this commitment in all future deeds of transfer of the property parts. The contract terms regarding the use of the beach and the commitments of the parties must be included as part of the sales contract when the property is transferred to a third party.

The highest bid, the contract, and the sales agreement with conditions will be approved by the municipality’s decision-making after the auction ends. Preliminary schedule: autumn 2025. The final sale can be made once the municipal council’s approval decision has gained legal force.

Information provided by the seller
The municipality of Janakkala assures that it has provided the buyer with all information that the seller knows and that can be assumed to affect the sale.

Conclusion of the sale
The sale of the property must be done in the manner prescribed in the Land Code. The time and place for signing the sales contract will be agreed upon with the buyer separately. The payment of the purchase price must occur by the agreed date of sale, and the buyer must present a receipt for the payment of the purchase price. However, the purchase price must be paid no later than on the day of signing the sales contract. The seller will pay the notary’s fee.

Other costs
The buyer is responsible for the transfer tax according to the current tax practice.
The buyer is responsible for applying for the title deed and its costs.
The municipality will pay for the division of the area.

Withdrawal from the sale
A party that refuses to complete the sale must compensate the other party for the reasonable costs incurred from the announcement, inspection of the property, and other necessary acts related to the sale, based on the Land Code.
